LAFAYETTE ST RENOVATION
In December of 2020 I purchased an old shotgun home in Old Gretna for 180,000 and it needed a lot of work
The numbers said no but I wanted into Old Gretna and it was on Lafayette st and rated commercial and residential
I hired Mike Adams with Spotlight Home Inspections to deliver me the bad news. The electrical and plumbing needed to be replaced but first I need to fix the left side lean to the property.
I hired Anthony Quillen of Quillen Construction to help. We were able to perform an inexpensive lift to get the home level. Less than 5 inches and now the porch was level.
PHASE ONE PLAN
Upgrade the electrical to copper and the plumbing to pvc to get the property up to code
The main issue is the rear addition to the property. It has a 7 ft low flat ceiling and the exterior is stucco. The addition is not original to the property and I either want to raise the roof to a pitch or just demolish the addition and build a larger camelback to the property
INSURANCE POLICY NEEDED
When the house is vacant without any renovations we had to put a vacant home insurance policy for 125,000 at $62 a month
Once the renovations begin we would need to change the policy from a vacant to a renovation policy month to month based on the extent of the renovation and the amount
